However, you’ll want to make sure that your furnace is looked after by a professional HVAC technician. Keeping up with your furnace’s maintenance requirements will help keep it at peak efficiency. An HVAC professional can identify potential issues and fix them before they can cause problems down the road. We recommend signing up for a maintenance agreement with your HVAC contractor. A maintenance agreement eliminates the need to call for an appointment every time, which can be difficult if your furnace is due for inspection during busy seasons.
Heat loss from leaky and poorly-insulated air ducts can increase wear on your furnace, as well as cause complaints from your tenants. In addition to keeping up with scheduled maintenance, have your maintenance staff routinely inspect the air ducts at least once a year. Small leaks can be repaired using mastic tape, but severe or widespread ones will need to be re-sealed by an HVAC technician.
Air duct sealing involves isolating and pressurizing the air ducts, releasing a type of harmless smoke into the vents to identify leaks, then applying sealant to the leaks. Sections of the ductwork may be replaced if needed. Ideally, air duct sealing is done during weekends, outside of office hours.

Check the air filters in your HVAC system every month and replace them when full. Fortunately, HVAC air filters are user-replaceable. This means you don’t need to schedule an appointment with your HVAC technician just to remove and replace air filters.
